What does it mean to have an individual lease?

An individual lease is a great option as it provides you with your own separate lease agreement and responsibility for only your monthly rental installment and other lease charges. If a roommate moves out for any reason, you do not have to worry about having to cover their portion of rent. Your financial responsibility is only for your space!

What is a guarantor?

A guarantor is the person that will guaranty the obligations of the Resident including, but not limited to financial responsibilities. Students who do not meet our standard rental criteria and approval standards require a financial guarantor. Typically, you must have income of at least three times the monthly rent installment as well as satisfactory credit history to qualify. For a copy of our complete rental criteria, please contact our office. If an approved guarantor cannot be obtained, the last 6 rental installments must be paid before move-in.

Your guarantor is not needed in person to sign your lease. All paperwork for the guarantors to fill will be sent electronically to their email address.

What is included in the rent?

Your rental payment includes rent, water, sewer, trash, & high speed wireless internet. You DO have to set up Alabama Power in your name, as well as establish service with Comcast Cable for your TV service . When is my rent due?

Rental installments are due on the 1st of each month, despite financial aid disbursement dates. Advance payments are accepted; however partial payments cannot be accepted.

What are installments?

An installment lease plan takes the total rent due for the term of the lease and divides it into equal monthly installments. Rental installments are specific to the chosen bed space and executed Lease Contract.

How do I pay my rent?

For your convenience, we offer several payment options for you to choose from. We accept checks, money orders and cashier’s checks in our office. You may also pay online through our website using checking account, credit or debit card. Monthly ACH payments can be set up online as well. The payment processor does charge a convenience fee for online payments. We are unable to accept cash for any payment.

Is there a security deposit?

Yes! at Houndstooth Condos our security deposit is $500 per person.

How long is the lease term?

Leases consist of a 12-month term. For your convenience, the total rent amount is broken into 12 equal monthly installments.

Can I request specific roommates?

Yes, you can list the roommates you have chosen when completing your application. It is important that all roommates list each other and that all requests are mutual. All requests are placed on a first-come, first-served basis and are taken in order based on the date your lease is signed.

What if I don’t have roommates?

Currently Houndstooth Condos does not have a formal Roommate Matching Program, however we do our best to maintain a database of residents and applicants that are looking for roommates. It is best to call the office and speak with management about this.

Can I request an apartment?

You can request a specific apartment but there is no guarantee that we can honor your request. We do our best to try to accommodate your requests. All requests are placed on a first-come, first-served basis and are taken in order based on the date your lease is signed. The sooner you sign your lease, the better the chance your request will be granted! Apartments and roommate assignments are made 2-3 weeks before move in. You will be notified via mail/email once an assignment is made for you.

What happens if after I move in I don't like my roommate?

We ask students to first communicate directly with one another to work towards a solution.  Should there be differences that simply cannot be worked out, residents may be able to transfer, depending on availability (a transfer fee may apply and the transferee will be required to pay the rental rate for the new room).

Is renter’s insurance required?

All residents must have proof of $100,000 coverage in liability insurance. Proof of coverage will be required on move-in day. If you do not have valid proof of the required liability insurance on move in day, one will be provided for you. Resident can purchase Renter’s insurance through Resident Insure or may arrange his/her own personal liability insurance policy from any insurer of choosing.

Do you allow pets?

Yes, we do allow pets with breed restrictions. Additionally, we will apply pet rent, and a one-time pet fee of $250/per pet.

What if I need maintenance in my bedroom or apartment?

You can submit a service request online through our resident portal, or simply call or stop by the leasing office. Our friendly maintenance staff is here to respond to your maintenance issues promptly and professionally. Please be as specific as possible regarding the location and actual maintenance issue. Our goal is to respond to service requests within 24 hours!

How do I receive mail and packages?

We provide mailboxes that are centrally located on site and assigned by unit. This is where your mail will be delivered daily. If you have packages delivered that will not fit in the mailbox, we will accept those packages in our leasing office. We will notify you via email or text message. With your best interest in mind, we instruct carriers not to leave packages at your doorstep.

How close are you to campus?

We are located less than a mile from campus – only a short walk or bike ride away from class, eliminating the need for an expensive on-campus parking pass.

What type of parking is available at your community?

We offer one (1) parking pass per resident at no charge allowing you to park anywhere in the community.

Will I have my own bathroom?

Yes, each bedroom has its own private bathroom.

What kinds of events do you have for your residents?

Our friendly staff plans monthly resident events to get you involved. These events are always fun and a great way to meet friends! Did we mention the free food and giveaways?! How can I reserve an apartment?

Begin by clicking on “Apply” above. After submitting your application and application payment, your guarantor will receive a link via email to complete the guarantor’s application. A member of our leasing team will be in touch with you shortly afterward to guide you through each step of the leasing process.

What paperwork is required to secure a room/apartment?

Since we offer individual leases, each resident is required to complete a rental application and lease agreement. We will also need a copy of your student I.D. or acceptance letter. Your guarantor will have to complete the guarantor application and agreement. All fees must be paid and your lease must be signed to secure a room.

What if I want to leave for school break?

You may leave at your leisure, however, in accordance with your lease agreement, you are responsible for payment whether you choose to stay or leave for the break.

Do I have to leave during school breaks?

Unlike the dorms, we do not require residents to vacate their apartments during school breaks.

What if I need to break my lease or don’t return for the spring or summer semesters?

We do not offer a lease buy-out. However, your lease agreement provides for your lease to be re-let to another individual provided the new resident meets our rental criteria and approval standards. You are responsible for finding the person to take over your lease, and are required to pay your rental installments until someone takes over the contract. Please contact the office for specific details of the re-let process and fees.

When is move in day?

Your move in-date is listed on the first page of your lease agreement, and is generally several days before the fall semester begins. See the property homepage for more details or call the office for specific dates.
